For example, some lenders offer eligible medical professionals, including doctors and certain medical specialists, the ability to borrow up to ninety five per cent of a property’s value without paying LMI, recognising the stable long term earning potential typically associated with these professions. Eligibility, loan structure and conditions vary by lender, and it is important that variable income, such as bonuses, overtime or locum work common in medical careers, is presented correctly to the lender to support the application. Common Ways to Reduce or Avoid LMI
There are several ways borrowers commonly look to reduce or avoid lenders mortgage insurance, depending on their circumstances.
Saving a larger deposit. The most straightforward way to avoid LMI is to save a deposit of twenty per cent or more, bringing your LVR to eighty per cent or below, which removes the standard insurance requirement with most lenders and can meaningfully lower your overall loan repayment.
Using a guarantor. Some borrowers use a family member as a guarantor, allowing the guarantor’s property to provide additional security, which can help the borrower avoid LMI even with a lower deposit. This requires careful consideration of the risks involved for the guarantor.
Professional package waivers. As noted above, some lenders waive LMI for eligible professionals, including certain medical, legal and other professional occupations, up to a higher LVR than would otherwise apply, subject to that lender’s specific LMI policy and eligibility criteria.
Australian government backed schemes. Certain eligible home buyers may be able to purchase with a smaller deposit, sometimes referred to informally as a 5 deposit scheme, without paying LMI, under government backed guarantee schemes administered through Housing Australia, each with their own eligibility criteria and property price caps. The Family Home Guarantee is one example available to certain eligible buyers, such as single parents, supporting home ownership with a lower deposit.
Using existing equity. Homeowners with equity in another property may be able to use that equity as additional security, reducing the LVR on their new purchase and avoiding or reducing LMI as a result.

Common Challenges

LMI protects the lender, not the borrower. It is a common misconception that this insurance protects the borrower if they experience financial hardship and cannot make repayments. In fact, an LMI claim is made by the lender, not the borrower, and the borrower remains responsible for any remaining debt if the lender is unable to fully recover its financial loss from the sale of the security property.
LMI is not always fully refundable. If you refinance or sell shortly after taking out a loan with LMI, some insurers offer a partial refund in the very early period of the loan, though this varies by LMI provider and lender and generally reduces quickly over time.
Professional waivers have specific eligibility criteria. Not every professional in a given field automatically qualifies for a lower deposit or LMI waiver, since lenders typically set specific criteria around registration, qualifications and sometimes minimum income, which is why checking your eligibility with a mortgage broker before assuming a waiver applies is important.
Adding LMI to your loan increases your total interest paid. While capitalising the LMI premium into your outstanding loan amount can make the upfront cost more manageable, it also means you pay interest on that amount over the life of the loan, which increases your total cost compared to paying it upfront if that were an option.
