Lenders Mortgage Insurance (LMI) in Sydney’s Inner West

Specialist Lenders Mortgage Insurance Guidance for Inner West Sydney

Expert Mortgage Brokers Helping You Understand LMI and Your Options

Lenders Mortgage Insurance, commonly referred to as LMI, is a type of mortgage protection insurance that protects the lender, not the borrower, if a borrower defaults on their home loan and the lender suffers a financial loss after selling the security property. LMI generally applies when a home buyer is purchasing with a lower deposit, most commonly when the loan amount represents more than eighty per cent of a property’s value, which lenders generally treat as a higher risk loan.

At Stellar Finance Group, we help home buyers, homebuyers more broadly, professionals, self employed clients and property investors across Sydney’s Inner West understand when lenders mortgage insurance applies, how the LMI premium and LMI fee are calculated, and what loan options may be available to reduce or avoid this insurance altogether. Whether you are a home buyer in Marrickville working with a 5 deposit, or a professional exploring a Home Loans package with a higher loan amount relative to the property value, our mortgage broker team can explain how LMI fits into your overall loan and financial situation.

As a Sydney mortgage broker with relationships across multiple lenders, we compare how each different lender and each LMI provider or LMI insurer calculates cost, and where genuine LMI policy waivers or professional packages may apply, so you understand the full range of home loans available rather than assuming this insurance is unavoidable.

This page explains what LMI is, how it is calculated, who it affects, common ways to reduce or avoid it, and how our mortgage brokers can help you structure the right loan with LMI clearly factored in from the outset.

Who We Are

FOUNDED BY

IN MARCH 2017

Lisa Bridgett Mortgage Broker in the Sydney's Inner West

Stellar Finance Group was founded by Dr Lisa Bridgett in March 2017, with a clear focus on serving professionals and business owners whose financial situation is often more complex than a standard PAYG applicant. With over twenty years of experience across finance, leadership and research, including more than eight years specifically in mortgage broking, our team understands how different lenders apply lenders mortgage insurance, and where certain professions and circumstances may qualify for a lower deposit without the usual LMI cost.

We work with medical professionals, legal professionals, self employed clients, property investors and business owners on a regular basis, which means we are familiar with lender policy on LMI waivers for eligible professions, as well as how self employed income is assessed when mortgage insurance forms part of a home loan application.

Our approach as a mortgage broker is built around making sure the LMI premium and LMI fee are factored into your numbers early, rather than as a surprise once your loan is being finalised. We compare loan options across multiple lenders, including how each one calculates insurance costs and whether any waivers or concessions may apply to your situation, so you can budget accurately and make an informed decision about home ownership.

As part of our approach to giving back, every eligible loan settlement through Stellar Finance Group helps support Australian children and families facing cancer through our authorised fundraising partnership with Camp Quality (FRN 6252, 2026 to 2027). This means that when you work with us, your outcome contributes to something beyond your own finances.

How LMI Is Calculated

Trusted Mortgage Brokers for The Inner West

The LMI premium is generally calculated based on your loan amount, your deposit size, and the resulting loan to value ratio, often referred to as LVR. The higher your LVR, meaning the smaller your deposit relative to the purchase price, the higher the LMI cost is likely to be, since the lender considers this a higher risk loan.

The LMI fee is usually a one off cost, though it can often be added to your outstanding loan balance and repaid as part of your ongoing home loan repayments, or mortgage repayments, over the life of the loan, rather than paid upfront. This means you may also pay interest on the LMI premium itself, alongside your other loan repayments. Each LMI provider sets its own rates, and each lender may work with a different LMI insurer, so the LMI cost for the same loan amount and deposit can vary between lenders.

Who LMI Typically Affects

Lenders mortgage insurance most commonly affects home buyers and homebuyers borrowing more than eighty per cent of a property’s value, including many first time buyers and other borrowers with a lower deposit. It can also apply to property investors purchasing with a higher LVR, and to borrowers refinancing where their outstanding loan amount is high relative to their current property value.

Some professions and circumstances may be eligible for a reduced deposit without the usual mortgage insurance cost, subject to individual lender policy. For example, some lenders offer eligible medical professionals, including doctors and certain medical specialists, the ability to borrow up to ninety five per cent of a property’s value without paying LMI, recognising the stable long term earning potential typically associated with these professions. Eligibility, loan structure and conditions vary by lender, and it is important that variable income, such as bonuses, overtime or locum work common in medical careers, is presented correctly to the lender to support the application. Our Home Loans page has further detail on structuring a loan for this kind of income.

Common Ways to Reduce or Avoid LMI

There are several ways borrowers commonly look to reduce or avoid lenders mortgage insurance, depending on their circumstances.

Saving a larger deposit. The most straightforward way to avoid LMI is to save a deposit of twenty per cent or more, bringing your LVR to eighty per cent or below, which removes the standard insurance requirement with most lenders and can meaningfully lower your overall loan repayment.

Using a guarantor. Some borrowers use a family member as a guarantor, allowing the guarantor’s property to provide additional security, which can help the borrower avoid LMI even with a lower deposit. This requires careful consideration of the risks involved for the guarantor.

Professional package waivers. As noted above, some lenders waive LMI for eligible professionals, including certain medical, legal and other professional occupations, up to a higher LVR than would otherwise apply, subject to that lender’s specific LMI policy and eligibility criteria.

Australian government backed schemes. Certain eligible home buyers may be able to purchase with a smaller deposit, sometimes referred to informally as a 5 deposit scheme, without paying LMI, under government backed guarantee schemes administered through Housing Australia, each with their own eligibility criteria and property price caps. The Family Home Guarantee is one example available to certain eligible buyers, such as single parents, supporting home ownership with a lower deposit.

Using existing equity. Homeowners with equity in another property may be able to use that equity as additional security, reducing the LVR on their new purchase and avoiding or reducing LMI as a result.

Common Challenges

While understanding lenders mortgage insurance is important, there are some common challenges and misunderstandings worth being aware of.

LMI protects the lender, not the borrower. It is a common misconception that this insurance protects the borrower if they experience financial hardship and cannot make repayments. In fact, an LMI claim is made by the lender, not the borrower, and the borrower remains responsible for any remaining debt if the lender is unable to fully recover its financial loss from the sale of the security property.

LMI is not always fully refundable. If you refinance or sell shortly after taking out a loan with LMI, some insurers offer a partial refund in the very early period of the loan, though this varies by LMI provider and lender and generally reduces quickly over time.

Professional waivers have specific eligibility criteria. Not every professional in a given field automatically qualifies for a lower deposit or LMI waiver, since lenders typically set specific criteria around registration, qualifications and sometimes minimum income, which is why checking your eligibility with a mortgage broker before assuming a waiver applies is important.

Adding LMI to your loan increases your total interest paid. While capitalising the LMI premium into your outstanding loan amount can make the upfront cost more manageable, it also means you pay interest on that amount over the life of the loan, which increases your total cost compared to paying it upfront if that were an option.

How We Can Help

Stellar Finance Group helps you understand exactly how lenders mortgage insurance will apply to your situation, and whether any waivers, concessions or alternative structures may reduce or remove this cost. We compare loan options across multiple lenders, including how each one and each associated LMI insurer treats this insurance for your specific profession, deposit size and loan purpose.

For eligible medical professionals and other qualifying occupations, we can talk you through professional package options that may allow a higher LVR without LMI, and help ensure your loan structure properly reflects variable income sources such as overtime, bonuses or locum work. For self employed clients, we can also explain how mortgage insurance interacts with Low Doc Loans options where standard income documentation is not straightforward, including how factors like the age of your business registration and any property already owned can affect eligibility and lender policy.

If you are considering a guarantor arrangement to avoid LMI, this is closely related to our Home Loans service more broadly, and if you are purchasing an investment property, our Investment Property Loans page has further detail on how this insurance applies to investment lending specifically.

If your religious or ethical requirements mean a conventional interest based loan is not suitable, we can also discuss Islamic Lending options with you.

Throughout the process, our mortgage broker team remains your single point of contact, comparing lenders, explaining LMI clearly, and helping you understand the full cost of your loan before you commit.

Frequently Asked Questions

What is Lenders Mortgage Insurance?

Lenders Mortgage Insurance, or LMI, is a form of mortgage protection insurance that protects the lender if a borrower defaults on their loan and the lender suffers a financial loss after selling the security property. It does not protect the borrower, and the borrower remains responsible for the LMI premium as well as any remaining debt the lender may still pursue.

LMI generally applies when a borrower is purchasing or refinancing with a loan to value ratio above eighty per cent, meaning a deposit of less than twenty per cent of the property’s value, though the exact threshold and calculation method can vary between different lenders.

Yes, in several ways. Saving a deposit of twenty per cent or more is the most common approach, though using a guarantor, qualifying for a professional package waiver, or accessing certain Australian government backed schemes may also allow eligible borrowers to avoid or reduce this insurance with a lower deposit.

Many lenders offer eligible medical professionals, including doctors and certain specialists, the ability to borrow up to ninety five per cent of a property’s value without paying LMI, recognising the stable long term earning potential associated with these professions. Eligibility criteria, required documentation and loan structure vary by lender, so it is worth discussing your specific situation and income structure with a mortgage broker.

Yes, this insurance can apply to self employed borrowers in the same way as it does to other borrowers, based on their deposit and loan to value ratio. Self employed applicants may also need to meet additional lender policy requirements, such as minimum business registration age and, in some cases, evidence of existing property ownership, when applying for a home loan involving LMI.

Can LMI be paid upfront or does it have to be added to the loan?

Many lenders allow the LMI premium to be capitalised, or added to your loan amount, and repaid as part of your ongoing home loan repayments over the life of the loan, rather than paid as a lump sum at settlement. This can make the upfront cost more manageable, though it means you will pay interest on that amount over time.

Some LMI providers offer a partial refund if you refinance or sell within a short period after settlement, though this varies by insurer and generally reduces significantly the longer you hold the loan. It is worth checking the specific LMI policy that applies to your loan.

Yes, using a guarantor is a common way to avoid this insurance, since the guarantor’s property provides additional security that can bring your effective loan to value ratio below the threshold that would otherwise trigger LMI. This requires careful consideration of the guarantor’s own financial situation and the risks involved.

LMI applies in a broadly similar way to both, based on loan to value ratio, though some lenders apply slightly different thresholds or pricing for investment property loans compared to owner occupied purchases. Our Investment Property Loans page has more detail on financing considerations for property investors.

This depends on your individual circumstances, including how the property market is moving, your ability to save, and your overall financial situation. In some cases, entering the market sooner with LMI can be worthwhile if property values are rising faster than you can save an additional deposit, though this is not guaranteed and should be discussed with your mortgage broker on a case by case basis, alongside the right loan structure for your borrowing capacity.
